LANEWAY VS INFILL HOUSING

Over the past few years we have had more and more opportunities to build laneway and infill houses.  The differences between the two are significant; Laneway houses are built as rental only secondary dwellings, where as infill houses can be strata titled with the primary residence on the property and sold as a separate entity. 

We have done both types and the value of these projects has been incredible for our clients. With both infill homes selling at record prices for their respective neighbourhoods and the rent from the laneways providing an excellent return on investment.

Laneway houses tend to be smaller than infill houses.  They typically range from 525 to 725 square feet.  The designs of these homes are a constantly evolving art form, squeezing as much function and form into these small footprints as possible.

Whether or not you will be able to build a laneway home on your property, and the size of it are dependant on a few factors; zoning, lot size, the size of your existing home etc... These homes function very well for those who have embraced the idea of purposeful decluttering.

Infill houses can be much larger than laneways as the size of them are directly related to the lots total allowable square foot ratio and how big the primary residence on site is.  If the existing home is a home with heritage value, then there are options within the scope of the cities heritage planning department to increase your allowable square footage under a heritage revitalization agreement (HRA).  We have built infill properties up to 1400 square feet with three bedroom two bathroom floor plans.
